Are You Considering Your Apartment Needs

With the ever increasing cost of gas, it is important to consider the cost of commuting from your new home.  What is the travel cost
to and from work?  How close it is to the grocery store?

Not every cost is included in the rent.  Not only must you consider the monthly rent amount, but what utilities are included?  Is it gas
or electric?  How energy efficient are the apartments?  Age and construction are some real determining factors for the cost to live in
a specific apartment

  • Restrictions
What restrictions are there? Example, What does income restrictions apply really mean?  Does the income restriction apply for the
1st year or every year after that. What does it mean?  Just because a community has income restrictions does not mean it should
not be considered.  The income restrictions are based on the area median income of each county.  You might be surprised that
you qualify.  These programs are designed to help make affordable housing available for people just like us.



  • Terms
How long is the lease? Does the lease automatically renew, if not is there a month to month charge?  How long do you plan on
staying.  Is there an early buy out clause?  What are the policies of the lease on late rent, is there a grace period?  Be sure to
discuss your situation with the agent before signing the lease.  Most importantly READ THE LEASE!

One of the most overlooked rental needs is Renter's Insurance.  
Most people assume the Property is responsible for the cost of
damaged personal property.  That is so Not True!  Most leases
clearly state No Responsibility for
Cost or Replacement of
Personal Property
.  Most of the time..you can purchase renter's
insurance from the same company that holds your automobile policy.  
Some insurance companies offer a discount if you take an additional
policy and therefore the cost of the renters insurance is offset by the
discount.  It is money well spent.  With all the hazardous weather we
have experienced lately, this is a very real need.  Don't wait until you
have suffered a loss to purchase piece of mind for

Let's talk about your credit.  I am sure that you are aware of how very
important your credit is, so we will not lecture on the importance of
paying your bills on time.  We all have had some instance that caused
a bill to fall behind, or an unexpected medical bill.  Take a minute to
get the information that all creditors are looking at when you apply.  
You might find that there are mistakes or some negative issues that
you can easily repair.  Take the time to review your credit report
